Leasing Laws...?!?

I need to know if there are any laws relating to Leasing a commercial property, and the fact that you have to maintain it properly, or else there are certain consequences. Such as, that you will be liable if anyone injures themselves on your leased property etc. Please list all leasing laws you know of that are similar to this kind of thing. (I apologise that, the above was poorly explained)

1. Commercial Leasing contract agreement is decided by the parties involved.. Liability insurance should have been spelled out in the lease. I don't understand the term laws??? I do understand contract...
2. you would have to look at the contract and see what you are liable for and what the leasing agent or owner are liable for.
